* Medical Analysis Systems signed a 15-year, $26.1-million lease on 181,354 square feet of industrial space being developed by Thousand Oaks-based Triliad Development at Mission Oaks Business Park in Camarillo. The building, which will house Medical Analysis Systems’ corporate offices and laboratories, is slated to be completed in the fourth quarter of 1999. Jim Linn and Bob Crenshaw of Grubb & Ellis and Steve Valenziano of Jones Lang Wooton represented the tenant in the lease transaction. Bob Shafer and Bob Flink of CB Commercial represented the landlord, Pegh Investments of Oxnard.
* Consumer Portfolio Services signed a 10-year, $20-million lease on a 115,00-square-foot, build-to-suit headquarters building at Alton Parkway and Laguna Canyon Road in Irvine, where the auto loan company is relocating its 400 employees from another Irvine location. John Matus, Christine Bowen and Jay Mast of Lee & Associates Commercial Real Estate Services represented the landlord, Nikko Capital, in the lease transaction. John Virtue of Virtue Realty represented Consumer Portfolio Services.
* Irvine-based California Industrial Properties acquired the Esplanade, a six-building, 141,00-square-foot office and industrial park at 3001 Redhill Ave. in Costa Mesa, for $10.1 million from Carlsberg Management. Mike Hefner and Mike Cargile of Voit Commercial Brokerage represented the buyer. The seller was represented by Sean Ahern and Mike Meisenbach of Lee & Associates.
* The University of Phoenix signed an eight-year, $7-million lease for 44,000 square feet of space in a building owned by Arden Realty at 299 N. Euclid Ave. in Pasadena. John E. Alle and Dan Alle of John Alle Co. represented Arden in the transaction. The university was represented by Ed McKeegan of MEI Real Estate Services.
* Woodland Hills Office Park acquired the 34,474-square-foot Fontana Square Shopping Center at 17151-17171 Foothill Blvd. in Fontana for $4.9 million from Fontana Square Ltd. Edward B. Hanley and Gregory S. Brown of Marcus & Millichap represented Fontana Square Ltd. The buyers represented themselves.
* Karl Schober acquired the 36,454-square-foot Diamond Bar Plaza Shopping Center at 310-315 Diamond Bar Blvd. in Diamond Bar for $4.7 million from Wohl Investment Co. Edward B. Hanley and Gregory S. Brown of Marcus & Millichap represented the buyer. Carlos Lopez of Faris Lee Investments represented Wohl Investment Co.
* A&E; Products, a North Bergen, N.J.-based distributor of coat hangers, signed a five-year, $3.2-million lease on 129,000 square feet of newly constructed industrial space at 13335 Orden Drive in Santa Fe Springs that will serve as the company’s Western regional distribution center. Kevin Turner of Grubb & Ellis represented A&E; in lease negotiations. Clyde Stauff, Mike Foley and Steve Calhoun of Seeley Co. represented the landlord, Golden Springs Development Co. of Santa Fe Springs.
* American Hardware Co. signed an 8.5-year, $3.1-million lease on 90,000 square feet of industrial space at 135 E. Alondra Blvd. in Gardena. Gary Blau of Goodglick Co. represented American Hardware. Lou Latimer of Grubb & Ellis represented the landlord, Stan Aneitzer.
* Naturade Inc., a health food manufacturer, signed a $2.8-million, seven-year lease on 49,834 square feet of industrial space at 14370 Myford Road in Irvine. Jim deRegt of Cushman & Wakefield represented Naturade. The landlord, Irvine Co., was represented in-house by Michael Hodges.
* Elm Packaging signed a five-year extension on its lease of 109,759 square feet of industrial space at 2300-2330 Raymer Ave. in Fullerton, according to Cushman & Wakefield’s Jim deRegt, who represented Elm along with John Spezia of Spezia Corp. in the $2.5-million deal. Gary Smith of CB Richard Ellis represented the landlord, TCW Realty Advisors.
* Futek Advanced Sensor Technology purchased an 18,200-square-foot research and development building at 10 Thomas in the Irvine Spectrum for $1.7 million from Thomas Partners and will relocate its headquarters from Laguna Hills. Christine Bowen and John Matus of Lee & Associates represented Futek. Bowen, Matus and Lee’s Dennis Highland represented the seller.
* Vip Tours & Charters purchased a 25,000-square-foot building at 9830 Bellanca Ave. in Los Angeles for $1.2 million to be used as the company’s headquarters and operations center, according to Jim Decarli of the Goodglick Co., who represented the buyer and the seller, Bellanca Avenue Properties.
