* Dallas-based G.E. Capital Realty Group acquired an 86,026-square-foot office building at 401 Lennon Lane in Walnut Creek for $11 million from Los Angeles-based Lennon Lane Associates. David Lachoff of Grubb & Ellis’ West Los Angeles office represented the buyer and the seller in the transaction.

* Veratex Inc., a manufacturer and distributor of high-end bed linens, has signed a 10-year lease valued at $7.6 million on a 110,000-square-foot industrial building on Arminta Street in the Plant, a mixed-use project in Van Nuys under construction on the site of the former General Motors facility. The building’s street address has not yet been assigned. The lease includes an option to purchase, according to Todd Lorber of Grubb & Ellis, who represented the tenant in the transaction. Delphi Business Properties represented the landlord, S&V; Van Nuys Associates of Woodland Hills.

* A private investor acquired Mission Viejo Business Center, a 27,292-square-foot office building at 26440 Alameda in Mission Viejo, for $4.55 million from Flatrock Partners III of New York. George Economos and Steve Economos of Grubb & Ellis represented the buyer and the seller.

* Pedus Service, a security services firm, signed a 10-year, $3.8-million lease for 24,537 square feet of space at 601 Potrero Grande in Monterey Park. Vincent E. Pellerito and Tom Cherry of Cushman Realty Corp. represented Pedus in the transaction. The landlord, Pacifica Capital, was represented by Eric Hinkleman of Trammell Crow Co.

* A private investor purchased a 24,128-square-foot office building at 30012 Ivy Glenn in Laguna Niguel for $2.85 million from Life Insurance Co. of Virginia, according to George Economos and Steve Economos of Grubb & Ellis, who represented the buyer and the seller in the transaction.

* MONY Group signed a seven-year, $2.6-million lease for more than 15,000 square feet of space at 5900 Wilshire Blvd., where the company will consolidate its Beverly Hills and mid-Wilshire offices about April 1. Christian Holland of Westmac Commercial Brokerage Co. represented MONY in the lease negotiations. The building owner, RMR Properties, represented itself.

* Art and Allan Davis acquired 5,000-square-foot La Masia, a Latin nightclub at 9077 Santa Monica Blvd. in West Hollywood, for $1.2 million from Josie Prado. Angelle Ghiz of Capital Commercial/NAI represented the buyers. Prado was represented by Siegel & Associates.
