VENTURA COUNTY ROUNDUP : Oxnard : City OKs Northeast Area Housing Project

Another new housing development will soon materialize in northeast Oxnard in the form of 179 single-family homes and 65 townhouses.

The City Council approved a tentative subdivision map, prezoning and annexation for the project Tuesday at its regular meeting after some confusion over home features. The development will be located between Oxnard Boulevard, Juanita Road, Morado Place and the future extension of Martin Luther King Jr. Drive. It meets requirements set forth in the city’s Northeast Community Specific Plan, including the development of a portion of a sports park.

“We’re getting a lot of bang for the buck,” said Development Services Director Matthew Winegar, explaining that the developer has agreed to seed and irrigate its 4-acre parcel of the planned sports park.

The sports park serves as a buffer zone between the railroad tracks that run parallel to Oxnard Boulevard and the homes. Plans for the park include a walking and biking path that Winegar said will one day extend from the Transportation Center, at Oxnard Boulevard and 3rd Street, up to Vineyard Avenue.

The remaining 21 acres of the park is held by a trust, Winegar said. To finish development of the sports park, the city would either have to acquire the land on its own or strike a deal with the trustee.

The developer, John Laing Homes, opted to pay a fine rather than designate affordable housing in the development.

Homes will range in size from 2,100 to 2,800 square feet, and each of the streets in the development will be lined by different species of trees.
