Bixby Land Co. bought a 150,000-square-foot office building at 26110-26160 Enterprise Way in Lake Forest for $26 million from Morgan Stanley/Gale & Wentworth. Robert Griffith of Cushman & Wakefield, along with former Cushman & Wakefield brokers Steve Silk and Jay Borzi, now with Secured Capital, represented the buyer and the seller.

* Pan Pacific Retail Properties Inc. bought the 136,924-square-foot Granary Square Shopping Center on McBean Parkway in Valencia for about $18.3 million from MRES America. The seller was represented by David Elliott and David Parker of Charles Dunn Co. The buyer was represented by Elliott.

* Capstone Turbine signed two leases totaling $14.1 million to accommodate the company’s expansion in the San Fernando Valley: a 10-year, $8.2-million lease for 98,000 square feet of industrial space at 21211 Nordhoff St. in Chatsworth and a 10-year, $5.9-million lease for 79,000 square feet of space at 16640 Stagg St. in Van Nuys. Mike Tingus and John DeGrinis of Colliers Seeley represented Capstone in both leases and represented the landlord, Northpark Industrial, in the Nordhoff Street lease. In the Stagg Street transaction, Brad Koehler of Trammell Crow represented the landlord, AMB Properties.

* Spirent Communications signed a 10-year, $13.5-million lease for 83,000 square feet of space at 27349 Agoura Road in Calabasas. Mike Tingus, John DeGrinis and Mike Fowler of Colliers Seeley represented the tenant and the landlord, Cypress Land Co.

* Wells Fargo acquired an 83,131-square-foot office building at 2525 N. Main St. in Santa Ana for $10.4 million from J.P. Morgan Investment Inc. Robert Griffith of Cushman & Wakefield represented the seller. The buyer was represented by independent broker John Speiza.

* R.K. Properties of Long Beach bought the 132-unit Woodside Apartment at 1055 Blaine Ave. in Riverside for $6.9 million from Woodside Apartments LLC. Larry Andrews of Sperry Van Ness represented the seller. R.K. Properties represented itself.

* Rare Medium signed an eight-year, $6.6-million lease for 39,786 square feet inRedhill Technology Center at 2850 S. Redhill Ave. in Santa Ana. David Desper and Bob Davis of CB Richard Ellis represented the landlord, LNR Property Corp. David E. Howard of GVA Beitler and Michael Joseph of GVA Williams represented the tenant.

* Yafsu Musen USA bought 8 acres of land on Walker Street and Katella Avenue in Cypress for $6 million from Layton Belling & Associates, which was represented by Brian DeRevere, Bob Goodmanson and Brad Bierbaum of CB Richard Ellis.

* BC International Corp. acquired the 87-room Ramada Inn at 3900 Wilshire Blvd. for $5.6 million from original owner Wilshire Plaza Partnership. D.J. Sun of Kaufman Group represented the seller. BC International Corp. represented itself.

* Lovelock LLC bought the 37,091-square-foot Garden Grove Center shopping center at 13004-13112 Harbor Blvd. in Garden Grove from MRES America for about $4.8 million. David Eliott and David Parker of Charles Dunn Co. represented the seller. The buyer was represented by Elliott.

* PCF Investments bought 51,000 square feet of retail space on 4.5 acres at 4240 Redondo Beach Blvd. in Torrance for $4.6 million from North Point Center Inc. John Moss of Lee & Associates represented the seller. The buyer was represented by John Pentz of Pentz & Partners.

* Pacific Shoe Corp. bought a 57,800-square-foot industrial building at 5951 Skylab Road in Huntington Beach for $4.6 million from Master Development Corp., which was represented by Brad Bierbaum, Brian De Revere and Bob Goodmanson of CB Richard Ellis. The buyer was represented by Kevin Turner of Colliers Seeley.

* The SpeedyClick.com division of Network Commerce Inc. signed a five-year, $4.5-million lease for 32,000 square feet of office space at 500 N. Brand Blvd. in Glendale. Wayne Saldana of Colliers Seeley represented the tenant. The landlord, NBB Associates, was represented by Theresa Dunn of Charles Dunn Co.

* ISU Trading Inc., an electronics manufacturer, bought a 56,485-square-foot industrial building at 12930 Bradley Ave. in Sylmar for $4.1 million from Charles Sweetman. David Young and Chad Gahr of NAI Capital Commercial represented the buyer. The seller was represented by Greg Geraci and David Harding of CB Richard Ellis.

* Adler Investment Co. of Los Angeles bought a 62,650-square-foot industrial building at 450 Delta Ave. in Brea from Newport Beach-based Voit Cal Portfolio Partners for $4 million. Mitch Zehner and Louis Tomaselli of Voit Commercial Brokerage represented the buyer and the seller.

* Huntington Beach-based Lulu’s Dessert Factory bought a 62,000-square-foot food processing facility at 4383 Exchange Ave. in Vernon for $4 million from Baskin-Robbins Inc., which used the location as an ice cream flavoring plant. Brian Corrigan of Voit Commercial Brokerage represented the buyer. Baskin-Robbins represented itself.

* Anupam M. Patel bought an 18-unit apartment building at 1157 Alameda Ave. in Glendale for $2 million from Emily Properties. H. Bruce Hanes of Hanes Investment Realty Inc. represented the buyer and the seller.
