12-Story Building in Beverly Hills Sold

Alex Winitsky purchased the 12-story, 102,000-square-foot 9701 Wilshire Blvd. building in Beverly Hills from Pacific Eagle Holdings for $32.9 million, or about $320 a square foot. Drew Hild of Beitler Commercial represented the seller. Joel Frank of First Property represented the buyer.

Aon Corp., an insurance brokerage, risk management and consulting concern, expanded its space at 707 Wilshire Blvd. in downtown Los Angeles by leasing 94,101 square feet to occupy a total of 205,000 square feet. Insignia/ESG brokers R. Todd Doney, Nico Vilgiate and Greg Tippin represented the landlord, Wells Fargo Bank, in the six-year, $11.5-million transaction, which includes building-top signage for Aon and the right to eventually rename the 62-story building. Robert Zelken of Jones Lang LaSalle represented the tenant.

A joint venture of CIP Real Estate of Irvine and an investment fund of Alex Brown Realty Inc. purchased the 79,875-square-foot Brea Canyon Business Park on Brea Canyon Road adjacent to the Orange and Pomona freeways in Walnut for about $5.5 million from GE Capital. The seller was represented by Peter Beauchamp and John Engh of Voit Commercial Brokerage. The buyer was represented by John Hollingsworth and Peter Lee of Grubb & Ellis.

24-Hour Fitness signed a 10-year, $4.6-million lease for 37,064 square feet of retail space at Carmen Plaza near the 101 Freeway and Carmen Avenue in Camarillo. Bill Hagelis of NAI Capital Commercial represented the landlord, New Plan Excel. The tenant was represented by Kevin Maguire of Maguire Associates and Bob Haas of Cypress Retail.

Film production company Kopelson Entertainment and film financing firm USA-Intertainment signed a five-year, $4.5-million lease for 22,000 square feet of office space at 8560 Sunset Blvd. in West Hollywood. The tenants were represented by Steven M. Salas of CB Richard Ellis. The landlord, Sunset Millennium Holdings, was represented by Rob Waller and Chris DuMont of CB Richard Ellis.
