Construction Started on Marina Gateway

Ground has been broken at the 17-acre Marina Gateway Business Park in Chula Vista, just off Interstate 5 at J Street, according to Mike McDonald, partner with Greenwald/McDonald, the developer’s general partner.

Amex Systems Inc., a Hawthorne-based high-technology firm, will be anchor tenant in the master-planned park with a 10-year lease valued at $9 million.

Amex systems, which manufactures and services equipment and systems for a variety of military and aerospace users, will occupy 102,000 square feet of office and manufacturing space in the $7-million development. The Amex facility is scheduled to open next April 1.

Facility Completed

Completion of a speculative research and development facility in a Moorpark business park geared to technology users has been announced by Terra Development Corp. of Santa Monica.

James L. Hasselbach, principal of Terra Development Corp., said his firm unveiled a 86,412-square-foot building, valued at $8.5 million, on five acres of ground at 6100 Condor Drive.

The project is located just west of the terminus of the 118 Freeway and adjoins the future extension of the freeway. The building is located within the 53-acre master planned Moorpark Business Center and is immediately across the street from Litton Aero Product’s new 140,000 square-foot facility. Coldwell Banker Commercial Services is marketing agent for the new Terra project.

Occupancy Planned

Jones Brothers Construction is completing the $4.4-million Marina Business Park.

The project, adjacent to the Marina Freeway, will consist of two 3-story office buildings with a total of 150,000 square feet of office space in Marina del Rey. Jones Brothers broke ground on the project last April. Occupancy is under way.

The two structures under construction are tilt-up concrete buildings with concrete buildings with concrete floors.

Golden Firm Picked

M.H. Golden Co. has been retained by Home Federal & Loan to build a $10.6-million office building in the Lusk Business Park in Carroll Canyon. The 140,000 square-foot structure is the fourth of eight planned on the site. The seven-story building will accommodate some of Home Federal’s administrative department and data processing functions, said Home Federal project manager Bob Wiley.

Designed by WZMH Group of California, the building will feature silver reflective glass and blue-gray, glass fiber reinforced panels. The site offers parking for 455 vehicles.

New Park Launched

A recent ground breaking has launched the new 299-acre business park at Rancho San Clemente, a master-planned community of WSLA Development Corp.

Construction on Rancho San Clemente’s business park is expected to take five years and bring 9,000 new jobs to the area, the developer said. The business park will feature manufacturing, warehousing, research and development, and office and business support services such as commercial ventures, travel agents, restaurants and financial institutions. The first building is scheduled for completion by next June.

Project Begins

In its Ventura County venture, Santa Monica-based Ellis Sloan Burnett Properties is building a $5-million high-tech building in the Mission Oaks Business Park in Camarillo. Located on a 4.26-acre parcel at the southeast corner of Adolpho Road and Camino Ruiz, the structure is the first building by an outside developer to be incorporated in the 1,160-acre master-planned community by Pardee Construction Co., the Weyerhaeuser subsidiary that is developing Mission Oaks, a residential/commercial/industrial community. The building is designed by LeRoy Miller Associates of Santa Monica.
