Science Park Phase 1 Nearing Completion

The first phase of Sorrento Valley Science Park, a $40-million office and high-technology research & development center, is nearing completion on a 17-acre site in Lusk Mira Mesa Business Park. It is a joint venture of Phase One Development and Home Capital Corp., a subsidiary of Home Federal Savings & Loan.

The first of the three phases includes a four-story, 94,500-square-foot building and two research & development buildings totaling 80,605 square feet. The second phase is scheduled to break ground this spring and will consist of two research & development buildings totaling 75,000 square feet. The completed park will contain 355,000 square feet.

The architect is Neptune & Thomas Associates, the contractor is Phase One Construction Inc. and the leasing agent is Grubb & Ellis Commercial Brokerage Group.

Computer Work Moved

Rosscomp Corp. has signed a five-year, $1.5-million lease on a 35,340-square-foot research & development building in Orange County Industrial Center, on both the Costa Mesa and Santa Ana sides of Harbor Boulevard one mile north of the San Diego Freeway, and has moved its computer technology operations there from Cerritos.

The owner and lessor, Cadillac Fairview/California, a subsidiary of the Canadian firm Cadillac Fairview Corp. Ltd. of Toronto, was represented through its own Industrial Division while Rosscomp was represented by Norris Beggs & Simpson of Newport Beach.

New Phase on Way

Carli Architecture of Los Angeles and San Diego has begun design work on Phase 2 of the Marconi Research Center in Phoenix, formerly known as Arizona Technology Center. The completed project, valued at $3 million, will have 115,000 square feet of space in five one-story buildings. The second building, now being designed, will have 40,000 square feet and is valued at $1 million.

Conversion in Works

Certified Grocers of California (Cergro), a major supermarket cooperative, has retained Barasch Architects & Associates Inc. of Pasadena to design the conversion of a former warehouse/distribution facility in Corona to research & development uses.

Barasch also is to identify possible future additions that could increase the 395,000-square-foot, two-level facility to almost 600,000 square feet. The property has been listed for sale at $11 million with Merrill Lynch Commercial Real Estate, Los Angeles.

Sorrento Valley Project

Sorrento Valley Limited Partnership, with Greenwald/McDonald of San Diego as general partner, has completed construction and landscaping of a $6-million, two-story, 60,000-square-foot research & development building at 10555 Sorrento Valley Road between Interstates 5 and 805 in Sorrento Valley.

The building was designed by Steppe & Wilson of Phoenix. Neilsen Construction Co., San Diego, is the general contractor; Designtech, San Diego, is the space planner, Landscape Resources Inc., Solana Beach, landscaped the grounds and Coldwell Banker Commercial Real Estate Services is the leasing agent.

Development in Chino

Zelman Development Co. of Los Angeles, in joint venture with Toyomenka (America) Inc. of New York, has opened Sixty Center, a 20-acre development offering warehouse, office and research & development space on Colony Street at the Corona (71) Freeway in Chino.

The first phase is a 70,000-square-foot building designed to accommodate up to 20,000 square feet of two-story office space and offered for sale or lease through Coldwell Banker Commercial Real Estate Services. Zelman also said four acres in the development have been sold for $554,000 to Marks Properties, which plans to build its own 40,000-square-foot warehouse.
