Business Centers : $8.5-Million Complex in Santa Ana Bought

The Orangewood Business Center, a 10-building complex at 1701 E. Edinger Ave. in Santa Ana, has been sold by Orangewood Business Park Associates to McDade & Shidler, a national investment group, for $8.5 million, according to Grubb & Ellis, which handled the transaction.

Situated on a 10.6-acre site leased from Southern Pacific Land Improvement Co., the 3-year-old, 192,000-square-foot center is fully leased for industrial, office and retail uses.

Project Completed

The $14-million, 129,246-square-foot Bay Corporate Center in Anaheim has been completed by Hedley Builders Inc.

The two, two-story, office and research-and-development buildings in the center are at 2000 and 2080 S. Anaheim Blvd. Bay Development Co. of Irvine is the developer.

Building Finished

The third of six buildings planned in the $60-million, 23-acre Camarillo Business Center has been completed by project developer Camarillo Associates, a joint venture of Armstrong/Sheehan and Dunn Properties Corp.

The 97,900-square-foot structure was designed by the Costa Mesa firm of David Klages & Associates. Coldwell Banker is handling leasing.

Work Starts

Construction has begun on the $1.8-million, 54,000-square-foot Lomas Santa Fe Corporate Center Building II at 462 Stevens Ave. in Solana Beach.

The three-story building is being built by the Koll Construction Co. for Lomas Santa Fe Inc., which owns a smaller adjacent office structure.

Structures Built

The $8-million Miralani Corporate Center at 8665-8685 Miralani Drive in the east Miramar Road area of San Diego has been completed by Beaty Development Co. and TFW Construction, the general contractor.

Designed by architect Bruce Steingraber, the three-building, 75,000-square-foot center is one of the first projects in the area built specifically for high-tech industry. Iliff, Thorn & Co. is handling leasing.

Development Rising

A $2.24-million, 9,000-square-foot commercial/retail center designed by Sillman/Wyman & Associates for Sickels, McLaren Development Co. and known as Home Federal Plaza is under way on the southwest corner of La Mesa Boulevard and University Avenue in the La Mesa redevelopment area.

Tenants Occupy

Daum/Business Properties Brokerage Co., a division of Atlanta-headquartered Johnstown America and a commercial brokerage company, was the first tenant to move into the newly completed, 67,793-square-foot Metroplex I, the first building in the $85-million Metroplex Anaheim office center being developed by Irvine-based Business Properties Development Co.

Construction Begins

Construction has started on Harper Development & Construction Co.’s $9-million, 120,000-square-foot Ruffin Business Center in the Kearny Mesa area of San Diego. Completion is projected for early next year.

Facility Under Way

A $3-million, 32,000-square-foot multi-use industrial/office facility designed by Kowalski-Harding & Associates of Carson is being built by Don Wilson Development of Torrance at 2698 Junipero Ave., Signal Hill, with construction financing provided by Lloyds Bank.

Phase Being Built

Phase 1, three buildings on 8.6 acres, of the $18.5-million, 14-acre Cabot, Cabot & Forbes project known as La Palma Business Center is under way in Anaheim on La Palma Avenue and Richfield Road. Completion is expected in September.
