Research & Development Centers : Birtcher Northpointe Complex Nears Finish

A late summer completion is scheduled for the $17-million, three-building Birtcher Northpointe office/research and development project at Red Hill and Bell avenues in the Irvine Business Complex, Tustin.

Harding Lawson Associates, a geotechnical engineering and environmental consulting firm, has signed a three-year lease valued at $422,688 for 11,599 square feet of space in the complex, developed by Birtcher/Campbell. Grubb & Ellis, Newport Beach, represented both parties in the lease transaction, which has a three-year renewal option. Grubb & Ellis is the leasing agent.

Focal point of the 138,759-square-foot development is a 93-ton, $60,000 obelisk monument. The two-story buildings have a sandblasted white concrete finish and horizontal bands of blue-green glass. A three-story parking structure, conference center and gymnasium are part of the development.

Westlake Corporate Park

The first phase of the $6-million, 93,400-square-foot Westlake Corporate Park has been completed at 4553 La Tienda Drive, Westlake Village. Designed by Frank O. Gehry & Associates, Santa Monica, the project is a development of Ronald Binder. The leasing agent is Grubb & Ellis Commercial Brokerage Services.

The first phase is on 9.2 acres; the development will eventually cover 25 acres, including parcels for sale or on a build-to-suit basis.

Nikon Headquarters

Nikon Inc. has purchased a 72,700-square-foot, two-building complex in the Harbor Technology Center in Torrance, a development of Cabot, Cabot & Forbes. Cushman & Wakefield represented Nikon in the $9.9-million transaction and the Seeley Co. represented the developer.

Nikon Inc., based in Garden City, N.Y., will use the complex for its West Coast regional headquarters. Designed by Hill Pinkert, Irvine, the tilt-up complex features a black glass exterior.

Kearny Mesa Project

Completion is scheduled for early next year on the $8-million, 74,000-square-foot research and development office complex being developed by Collins Development Co. at Montgomery Business Center.

The two-building complex, designed by Conwell-Marshall & Associates, San Diego, is under construction at Sky Park Court and Ruffin Road in Kearny Mesa.

Ontario Transpark

Construction is complete on a $4-million, 44,200-square-foot research and development building in Ontario Transpark, adjacent to Ontario International Airport. Goldwest Equities is the developer and Carli Architecture, San Diego and Los Angeles, is the architect.

Conejo Valley Projects

Goodrich-Baas & Associates of Westlake Village has completed construction on two Conejo Valley research and development projects, in Westlake Village and Newbury Park. The Westlake project is a $4.2-million, 69,970-square-foot building on 3.75-acres fronting Lindero Canyon Road and adjacent to Thousand Oaks Boulevard. The total value of the completed project is $7.3 million.

The Newbury Park project, on 2.54 acres, is valued at $3 million and has 40,428 square feet. It fronts Old Conejo Road and is adjacent to the Ventura Freeway. Witherly, Fenster & Erickson designed both buildings.
