Developers in Camarillo Plan Joint Open House

Competing developers don’t usually talk to each other, let alone cooperate on a “double open house,” but the developers of two research and development buildings in Camarillo’s Mission Oaks Business Park are doing exactly that.

The event is scheduled for Tuesday by McGranahan Carlson & Co., developers of a $5-million, 82,000-square-foot building, and Ellis Sloan Burnett Properties, developers of a $7-million, 82,000-square-foot structure. Also sponsoring the open house is Pardee Construction Co., developer of the Mission Oaks planned development that includes the business park.

“In a way, what’s good for them is good for us,” according to Stephen M. Carlson of the Culver City-based McGranahan Carlson firm. “We felt we could achieve a greater impact for both our projects by joining forces. We have a similar story to tell, and the same ideal location in one of the most rapidly growing areas in Southern California.”

Added Robert Burnett of Santa Monica-based Ellis Sloan Burnett: “Mission Oaks Business Park is on the cutting edge of tremendous growth in the area surrounding Camarillo. It seemed a natural for us to join together in the open house.”

The buildings, separated by a parking lot, are similar in many respects, even though the McGranahan Carlson building was designed by Hill Pinckert Architects Inc. and the Ellis Sloan Burnett building was designed by Leroy Miller & Associates.

Both buildings have two stories and have flexible mezzanines allowing a single tenant to individually plan the right balance of office to warehouse, research or production space. Each building is on a 4.26-acre site and each building continues the Spanish-style architecture that reflects the heritage of Camarillo, once part of a Spanish land grant ultimately purchased by Don Adolfo Camarillo.

The McGranahan Carlson building combines contemporary architecture with an early California theme. It has an exterior of white precast concrete with bands of Greylite 14 glass and accent bands of red brick. The entryway is highlighted by a free-standing wall of concrete columns topped by brick arches.

Jones Brother Construction Corp. is the general contractor of the building at 5141 Verdugo Way, while construction financing was provided by Mitsui Manufacturers Bank.

The Ellis Sloan Burnett building at 109 Camino Ruiz features Mission architecture accented by wood trellises. Portions of the roof are sloped with tile and wood-beam accents. The two-story entryway is flanked by concrete columns topped by rough-hewn wood beams. The general contractor is Lyle Parks Jr. Inc. and financing was provided by First National Bank of Chicago.

Coldwell Banker’s Ventura office is the exclusive leasing agent for both buildings.

Mission Oaks Business Park is being built in two phases, according to Gary Licker, assistant vice president at Pardee. The first, where both of the buildings are located, covers 77 acres and is bounded by Camino Ruiz (adjacent to the Ventura (101) Freeway) on the south and west, Adolfo Road on the north and Camino Carillo on the east.

A 47-acre parcel immediately to the east is the site of the future second phase, he added. The Mission Oaks community includes residential developments, retail and commercial centers and 200 acres of developed parks and open space. Pardee acquired the 1,160 acres encompassing the community in 1970.
