Office Tower Under Construction

A spring completion is scheduled for the $65-million, 12-story Warner Corporate Center under construction near the southeast corner of Victory Boulevard and Canoga Avenue in Woodland Hills.

The Warner Center office building by Torrance-based LAMCO will have 251,840 square feet of office space, according to John Long, president of LAMCO.

“There will be access from two entrances off Victory Boulevard and one from Canoga Avenue, providing tenants with easy approaches to all major streets and the Ventura Freeway,” Long said in response to a question about the increasing congestion at the intersection.

Susan Pasternak, a staffer for Councilwoman Joy Picus, said that--so far--there has been no request for left-turn arrows at the intersection. The area Picus represents includes Warner Center.

The development, designed by the Nadel Partnership Inc., will also include a separate parking structure with 1,000 spaces.

Herbert Nadel, president of the Santa Monica-based design firm, described the architecture as “contemporary . . . avoiding the cliches of the Post-Modernist movement, but incorporating the highest quality materials and technology.”

The building features strong geometric forms, complemented by granite, rose-colored concrete and gray glass. The two-story lobby will feature marble walls, polished granite floors and custom-designed carpeting.

The landscape architect, Fong & Associates, is creating waterfalls, fountains and other amenities in a four-acre garden setting.

Leasing is by Beitler Commercial Realty Services. McCormick Construction Co. is the general contractor, and construction financing is from Continental Illinois National Bank & Trust Co. and Security Pacific National Bank.

A privately held real estate investment and development firm, LAMCO was founded in 1977 by Long and Gene Rosenfeld, both former senior executives of Kaufman & Broad.
