Sales Begin in Fontana Subdivision : Lewis, Laing to Offer Homes in 1,400-Acre Heritage Development

Sales begin Saturday on the first four residential units in the Village of Heritage, a 1,400-acre development in Fontana that is expected to have a build-out value of about $1 billion.

Initially, two developments will be available from each of two developers: Upland-based Lewis Homes and Laguna Hills-based John Laing Homes, according to Douglas M. Ford, general manager of the project developed by Fontana Heritage West End Associates.

Fontana Heritage West End Associates is composed of Barclay Investors Fontana, general partner, of which Richard Barclay of Barclay Associates Inc. is the managing general partner, and Weyerhaeuser Venture Co., a Nevada corporation and the sole limited partner.

Two Types of Housing

A Heritage spokesman said that at least four additional builders are close to closing escrow in the development, which at build-out will have 3,973 dwelling units.

Laing will build two types of housing under the single name “Impressions by John Laing Homes,” according to company President Tim Unger.

Sales will begin Saturday on: 158 two-, three- and four-bedroom single-family houses, 895-1,404 square feet, on 4,000-square-foot lots, priced from the mid-$80,000 range to about $110,000, and the second unit, 135 three- and four-bedroom single-family houses on 5,500-square-foot lots, 1,441-1,890 square feet, priced from about $110,000 to about $140,000.

Lewis Homes will take reservations beginning Saturday (with sales beginning in November) on Carmel Pointe, 139 three- and four-bedroom single-family houses on 4,500-square-foot lots, priced from just under $110,000 to the $130,000s, and Westridge, 123 three- and four-bedroom single-family houses on 5,500-square-foot lots, 1,626-1,870 square feet, from about $110,000 to about $140,000.

“These are relatively high prices for Fontana,” admitted Randall Lewis, senior vice president and marketing chief at Lewis Homes.

Higher Land Costs

“The land plan, elaborate landscaping and the fact that the Village of Heritage is north of Foothill Boulevard, justify house prices that are in the range charged in Chino,” he said, adding that the cost of the lots to Lewis was relatively high.

About 900 acres of the project, bounded by Foothill Boulevard on the south, East Avenue on the west, Cherry Avenue on the east and Interstate 15 on the north, will be for residential uses, Ford said. The remainder will go to neighborhood shopping centers, office, commercial and medical complexes, and parks and trails.

“The 165 acres of parks and trails will offer substantially more usable open space per resident than possibly any other current master-planned community in the Inland Empire,” he said. The plan features a north-south central commons terminating at the north in a large fountain plaza at Baseline Road.

The land plan was designed by Land/Plan/Design Group, Newport Beach. Hall & Foreman Inc., Costa Mesa, was the civil engineer.
