The Centre City Development Corp. Friday approved standards governing the height and size of buildings in the Marina redevelopment district.

The CCDC’s “planned district ordinance” limits height to 300 feet for buildings in the area bounded by F Street on the north, the Gaslamp Quarter on the east, and San Diego Bay on the south and west. The ordinance also contains block-by-block limits on the amount of space a building may occupy.

Because it is possible for developers to obtain variances from some of the height limits, the tallest buildings in the district may reach about 400 feet, said Pam Hamilton, acting executive vice president of the agency, which is responsible for overseeing downtown redevelopment.

Three-fourths of every property developed in the district must be devoted to residential space, she said.

In recent years, developers have become increasingly interested in building in the waterfront Marina district, forcing the CCDC to tighten standards governing land use there.

“We’re receiving enough interest from developers that we’re interested in being a little more directive,” Hamilton said.

The ordinance goes before the San Diego City Council for approval July 20.
