OXNARD : Hearing Tonight on Housing Project

The Oxnard City Council tonight will hold a public hearing on rezoning and annexing 50 acres of farmland next to Oxnard Airport, clearing the way for construction of 125 condominiums and 33 single-family homes.

The project is at the southwest corner of Patterson Road and 5th Street, within the Sea View Estates neighborhood.

“This is the last residential development that pretty much would round off the area immediately south of the airport,” associate planner Alejandro Herrera said. “It definitely shows that the economy is picking up and Oxnard is a community that’s attracting more and more residents.”

The moderately sized project is one of about half a dozen housing developments to come before the council this year, he said.

Originally planning almost 200 homes, the Allwin Development Corp. has scaled back the project in response to the city’s concerns about the project’s density.

About 8% of the homes will be allocated to low-income families. The figure is below the customary 10% requirement, but consistent with other similar housing developments, Herrera said.

The change results in a reduction of three homes intended for potential low-income homeowners, he said.

The proposed development will consist of two distinct housing projects: two-story condominiums ranging in size from 1,100 to 1,700 square feet and single-family homes running 1,900 to 2,300 square feet.

The municipal land-use advisory board has recommended that the council give final approval to the development, including rezoning the land and beginning proceedings to expand the city’s boundaries.

The council meeting begins at 7 p.m. in the council chambers at 305 W. 3rd St.
