808-Acre Residential Project to Begin Work
Backers of a proposed 201-home development that was approved by Simi Valley officials before the recession have been granted an extension to begin work on the project.
The city Planning Commission unanimously approved the extension, which is good until Dec. 28, on Wednesday.
The project covers 808 acres in the city’s southern end, between Muirfield and Granby avenues. As proposed by the Lamonte Trust, which owns the property, the development would also include a 9-acre park.
City officials originally approved the plans in 1988, before the recession sent local real estate prices into a long decline. Joseph Bowman, a Lamonte trustee, said the owners have decided to move forward again now that the market has begun to recover.
“It’s just supply and demand,” he said. “It’s time.”
The trust also received approval to change the grade elevations on 149 of the building pads. The changes were necessary, Bowman said, to increase the number of storm-water detention basins on the project from the two originally proposed to six.
