Mission Hospital Engages in $60-Million Expansion
Mission Hospital and Medical Center, a 16-year-old community hospital in Mission Viejo, has launched a $60-million expansion program to accommodate county population growth projections.
The hospital service area’s population of 277,000 is expected to increase by 170,000 persons by the year 2,000. Besides Mission Viejo, the area includes Laguna Hills, Lake Forest, El Toro, Rancho Santa Margarita, Aliso Viejo, Laguna Niguel, San Juan Capistrano, Dana Point, Capistrano Beach and San Clemente.
The hospital’s expansion includes property acquisition, completion and leasing of an office building, construction of a multi-story parking structure, addition of a hospital nursing tower, and construction of several other health-care facilities.
The hospital, at 27700 Medical Center Road, has acquired a 16.5-acre site on Crown Valley Parkway that has a five-story office building shell, which will be completed to house offices of about 95 physicians. The property adjoins the hospital campus and expands total land to 33.5 acres. The purchase price was $13.8 million.
To be known as Center Tower One, the 122,000-square-foot building will provide 119,600 net leasable square feet of medical-suite space, as well as pharmacy, laboratory, radiological and optical facilities.
It was designed by Bill Seifert of Architectural Design Systems Inc. of Laguna Hills and built by Cappy Dobbs, who sold the 16.5-acre site and building shell to the hospital.
A $6-million, four-level parking structure is also planned on the site.
Designed by Dan L. Rowland & Associates AIA of Anaheim, with construction by Christeson Co., the 1,180-space parking structure is scheduled for completion late this summer. The office building is expected to be ready for move-ins in early summer, after work is finished on a $4-million interior improvement program.
A second, similar five-story building and several free-standing, special-purpose buildings--such as a diagnostic facility--are also planned for the site, and details of a $25-million, five-story addition to the hospital will be determined soon.
A $2-million, two-story administrative structure, currently being built by the Christeson Co. according to a design by Verge & Clatworth & Associates of Los Angeles, is expected to be ready for occupancy in April.
Besides responding to community population increases, the construction projects reflect growth within the hospital, which is privately held by Mission Viejo Medical Co..
Since 1971, when the hospital was founded as Mission Community Hospital, it has expanded from 123 to 212 beds. Today, it has a medical staff of more than 400 physicians and offices occupied by 135.
Since 1980, the hospital has been the location of the region’s designated trauma center, one of only four in the county.
