SAN CLEMENTE : Hearing to Examine Proposed Theater

The City Council will hold a public hearing Wednesday to decide whether to allow the construction of a six-screen movie theater on Camino de los Mares.

The 43,000-square-foot project was approved by the Planning Commission on Nov. 14 over the protests of neighbors who live at Sea Pointe Estates, next to the 2.4-acre site.

On Nov. 27, three Sea Pointe residents filed an appeal to the commission’s decision, saying the project will bring increased noise, odors, traffic and pollution to their neighborhood. The council must now decide whether to uphold the commission’s approval or to order the project to be redesigned.

Commission members have maintained that the site was zoned commercial even before the Sea Pointe neighborhood was built, and that the project meets city zoning requirements. They also pointed out that the project is half the size of an earlier, 88,000-square-foot theater complex that had been planned for the site in 1986 but never was developed.

The complex would include a restaurant and shops and would be the city’s first multiscreen theater. If plans are approved, the theater could open in May 1996 and would seat 1,260, said Bob Goldin, principal planner.
